December 2009 Update
Hello all.
Firstly I would like to wish you all a great holiday season and a prosperous 2010. Secondly, I apologize for this update taking so long to get out. The reason for the delay is that we have been waiting for the separation of Sacbe from Muņoz and Associates which has taken much longer than anticipated. Much of the delay was bureaucratic paperwork, but the good news is we finally signed on December 22, 2009 in the Notary Public's office and we are finally autonomous again. A historical moment for us! This will all be registered in the Public Registry of Properties by the 10th of January, 2010.
The next step is to make the required donation to the municipality, which normally is between 10% and 15% of our land. As we are a private community and don't want the general public using our parks and common areas, we have negotiated a cash settlement with the authorities, and they have agreed to give us all the necessary documentation and licensing to move forward to the next step. The municipality has agreed to give us Rustic Touristic Residential zoning even though we are now totally inside the Urban Zone. This still requires us to put in the infrastructure, which will all be subterranean, but will allow us to have narrower streets and remove fewer trees.
Now that we are separated from Muņoz, we remain with 54.24 hectares and Muņoz has 32.8 hectares. Once the donation is completed and the license for our part is issued, we are required to put up a bond which guarantees all owners that we will complete the project. With this bond in place, we can register the Condominium Regime at the Notary Public and issue titles. As Pueblo Sacbe is a Master Condominium made up of smaller condominiums, these smaller condominiums groups will be issued titles first and in turn will issue individual titles to the lot owners.
As the new requirements demand a substantial amount of money, we have been negotiating with third parties to invest in the project in a profit sharing venture. We have not borrowed any money against the land and prefer a joint venture, so the property is never at risk. This last year has been tough for everyone and there have been very few lot sales in Pueblo Sacbe, but we have survived. 2010 promises more hope and we have a very professional development group interested in helping us reach fruition. There are still a substantial amount of lots available in Pueblo Sacbe, which makes the investment viable, and this development group is very well established and respected in the Riviera Maya. Our main objective is to maintain the original ecological concepts of sustainability and culture, install all required infrastructure below ground and issue individual titles as quickly as possible.
Miguel A Uc Delgado, an incredible Mayan artist, is presently carving moulds for us to produce Mayan Hieroglyphs from white cement, which we will put along the sides of the SacBe roads to keep with the Mayan flavor we are promoting.
